Real Estate Term Caveat

A caveat is a formal notice or statutory injunction lodged by person(s) or entity(ies) claiming contractual interest in a particular property. In Jamaica, caveats are registered with the Registrar of Titles.

For example, you can ask your lawyer to register a caveat if:

  1. After you’ve paid your deposit to buy a specific property, you become concerned that the property owner may change their mind.
  2. You find that someone has advertised their intent to sell property that you’ve a contractual interest in.

The caveat serves to protect yourself and to warn others.
